Introduction

These Terms and Conditions govern your use of the On The Rocks Villa website and any bookings made directly or through our booking platform. By making a reservation, you agree to be bound by these terms.

Reservation & Payment

Booking Confirmation

A booking is confirmed upon receipt of the required deposit and a written confirmation from us. Availability is not guaranteed until written confirmation is received.

Payment Terms

  • A deposit is required to secure your booking (amount specified at the time of booking)
  • The balance is due prior to arrival as specified in your booking confirmation
  • We accept payments through our secure booking platform (NightsBridge)

Pricing

All prices are quoted in South African Rand (ZAR) and include VAT unless otherwise stated. Prices are subject to change without notice; however, confirmed bookings will honour the quoted price.

Cancellation Policy

Guest Cancellations

  • Cancellations must be submitted in writing to stay@ontherocksvilla.co.za
  • Cancellation fees may apply depending on the notice period given
  • Specific cancellation terms will be provided at the time of booking

Owner Cancellations

In the unlikely event that we must cancel a confirmed booking, we will offer a full refund or alternative dates. We are not liable for any consequential losses arising from such cancellation.

Check-in & Check-out

  • Check-in: From 14:00
  • Check-out: By 10:00
  • Early check-in or late check-out may be available upon request and is subject to availability

Occupancy

The villa accommodates a maximum number of guests as specified in your booking. Exceeding the maximum occupancy without prior written consent is not permitted and may result in termination of the stay without refund.

House Rules

All guests are required to comply with our House Rules. Key rules include:

  • No smoking inside the property
  • No parties or events without prior written consent
  • Respectful behaviour towards neighbours and the natural environment
  • Pets by prior arrangement only

Liability

On The Rocks Villa and its owners shall not be liable for:

  • Loss, damage, or injury to guests or their personal property
  • Any loss resulting from circumstances beyond our reasonable control
  • Theft of personal belongings during your stay

Guests are strongly advised to arrange adequate travel and personal insurance prior to arrival.

Property & Damage

Guests are responsible for any damage caused to the property or its contents beyond reasonable wear and tear. The cost of damage will be charged to the guest and may be deducted from a security deposit where applicable.

Governing Law

These Terms and Conditions are governed by the laws of the Republic of South Africa. Any disputes shall be subject to the exclusive jurisdiction of the South African courts.
